ELEVARE NEXUS

Commercial IT Park – Bangalore

SITE INTELLIGENCE

The 52,000 m² site is located along the arterial corridor fronting Nagawara Lake in northern Bengaluru within the city's expanding technology district. The plot benefits from direct connectivity to the Hebbal transport node and the Outer Ring Road technology corridor while maintaining a strong environmental edge along the lakefront landscape.

The predominantly flat terrain enables efficient masterplanning, allowing structured circulation systems, high-density development, and coordinated landscape networks. The lake-facing edge provides visual openness, environmental buffering, and opportunities for microclimatic moderation across the campus environment.

ELEVARE NEXUS

THE LIVING CIRCUIT

Living Circuit rejects the building as consumer. Every breath of air, every ray of light, every drop of water passes through the architecture and returns — transformed, not depleted.

Concept

LIVING

The building breathes. It takes from the lake, the sun, the rain — and returns them transformed. It is not static. It is alive.

CIRCUIT

Everything is connected. Air enters. Water flows. Energy moves. Nothing escapes — it returns. The architecture is the loop.

Elevare Nexus does not extract from its site — it listens to it. Every ray of sun, every breath of lake air, every drop of rain becomes a resource that moves through the building and returns transformed.

This is not sustainable design. This is architecture with a nervous system.

THIS IS THE LIVING CIRCUIT.

Form Development

The building form was not assumed — it was derived. A parametric framework tested hundreds of configurations against solar exposure, FAR constraints, structural logic, and tower spacing before arriving at the final massing.

Straight facade

Conventional Glass Every ray that enters must be cooled.

01

PARAMETRIC FORM STUDY

Three variables control the entire tower geometry. Each was not chosen freely — each was derived from a specific constraint. The facade tilt is calculated from Bengaluru's critical sun altitude. The floor-to-floor height is the minimum that allows a workable structural and services zone. The polygon radius is the maximum that fits three towers within the site with a 16 m setback between them.

Facade Tilt ≥ 20° from Vertical Critical sun altitude is 70°. Panel must tilt beyond 20° to deflect peak solar away from occupied zones. 90° − 70° = 20°.
Floor-to-Floor Height 4.5 m Minimum viable module — 3 m clear height plus 1.5 m structural and services zone. Derived, not assumed.
Polygon Radius 20.25 m Three towers within the site boundary with 16 m setback between each tower requires each tower footprint radius to stay under 30 m.

PROBLEMS & RESOLUTIONS

Two critical problems emerged at the 3–4 floor scale during optimisation. Each was addressed through a targeted geometric resolution.

Problem 01 Problem 1 View Script →

FLOOR PLATE STRESS DISTRIBUTION

Sharp angular intersections between tilted panels create structural stress points at floor plate corners, requiring oversized connections and adding dead load.

Problem 02 Problem 2 View Script →

VERTEX HEAT & PANEL GLARE

Heatmap reveals peak stress accumulation at perimeter column junctions and sharp edge vertices. Load transfers radially from core outward through beam network. Corner geometry amplifies stress concentration — requiring resolution through chamfering or edge redistribution.

Resolution
Solution 1

Diagonal steel members form a self-bracing diagrid network across the facade - transferring lateral wind and seismic loads directly into the perimeter frame without relying on internal shear walls. AAC infill panels reduce dead load. Chamfered node connectors distribute stress evenly at junctions, eliminating concentration points. The system is structural and architectural simultaneously.

Solution 2

Microlouver IGU at 20° tilt intercepts peak solar radiation before it enters. A secondary inner glass layer traps residual heat in the cavity — preventing conduction into occupied space. Terrace planters at each floor introduce evapotranspiration cooling, reducing the ambient temperature around the facade and lowering HVAC demand passively.

04

SITE POSITIONING & PODIUM

The three towers share a unified podium that connects them to the ground and to each other. The podium also houses a 400-person capacity 4-star hotel, making it a combined hospitality and technology base. Its orientation and open edges are calibrated to draw cooled air from Nagawara Lake across the campus.

Podium connecting ground to towers

Tower Placement: The three IT office towers are positioned to maximise lake views, maintain minimum 20m inter-tower spacing for air movement, and avoid casting shadows on the hotel during critical morning hours. The hotel occupies the southwest corner, separated from the towers, directly facing the lake, with an unobstructed lakefront edge. Tower footprints are set back 16m from the site boundary in compliance with BBMP high-rise regulations, with the remaining ground coverage dedicated to landscape and the podium.

Lake air cooling through podium

Podium: The organic stepped podium unifies all three towers at ground level, activating the street edge with commercial programme through the first six floors. Its curved form is not aesthetic, it is "Aerodynamic". The podium geometry channels cool air arriving from Nagawara Lake through the campus, preventing stagnation between towers and maintaining passive airflow across the site at pedestrian level.

FLOOR PLATE STRATEGY

The typical office floor is divided into four zones radiating from a central core — open workspace on east and north, team workspace on south, and a collaboration lounge on west. The peripheral green buffer wraps the full perimeter, providing passive cooling and visual relief at every workstation.

The plan is organized around a centralized service core, ensuring efficient access to lifts, stairs, toilets and building services. The open floor plate allows flexible workspace planning while maximizing daylight and lake views along the glazed perimeter. A continuous peripheral green buffer enhances the façade and supports the building's biophilic character. The zoning allows the same floor plate to adapt to different workplace configurations with minimal intervention.

PROPOSED VS ELEVARE NEXUS

The site currently has a conventional high-rise proposal — two rectangular towers with standard massing. Elevare Nexus replaces this with a lake-responsive, climatically integrated campus that earns its footprint.

Existing Proposal

ENVIRONMENTAL PERFORMANCE ANALYSIS

Sun Hours Analysis

Autodesk Forma was used to validate every environmental decision made during design. Wind corridors, solar exposure, sun hours, microclimate conditions and daylight availability were each tested against the final massing — confirming that the form performs what the concept promised.

System integration closes the loop — structure, HVAC, plumbing and site logic tested together as one coordinated model, not stacked as disconnected layers. Clash detection confirms what the diagrams claim: the systems fit, and the building works as designed.
